John Cochran
Principal Surveyor
End‑to‑end engineering, planning and surveying services that support commercial and development projects from concept through to construction.
HOW WE HELP
For more than 90 years, we’ve supported development across the South Island, from multi‑unit housing through to large, multi‑stage developments that include both residential and commercial areas. That depth of experience means we understand how projects evolve over time and across regions.
Developers and commercial clients come to us because our engineering, planning, geotechnical, surveying and environmental teams work side by side. With a flat structure, clients work directly with our senior people, making it easy to pick up the phone, have a conversation and keep decisions moving. We focus on buildability and clear documentation, working with councils and contractors as projects move from feasibility into construction.
We look at site constraints, planning requirements, environmental and ground conditions, servicing capacity and construction considerations early, so feasibility can be tested and the right next steps identified.
Our civil, structural, geotechnical and environmental teams work together to deliver coordinated, practical designs. This helps to minimise risk and optimise construction efficiency, saving time and avoiding redesign delays.
We prepare and manage resource consents, engineering approvals and council coordination, providing robust, compliant documentation to give you the best chance of it being processed smoothly and quickly so your programme stays on track.
We support contractors through construction with responsive engineering input, site observation and problem-solving that keeps projects moving and prevents unexpected hold-ups on site.
LEAD TEAM MEMBERS
From fast approvals to efficient design coordination, we help unlock land, streamline construction and deliver dependable engineering outcomes.
OUR SERVICES
We assess soil, rock and groundwater conditions and provide geotechnical input that can sit alongside design and consenting activities. That can include investigations, analysis and reporting, or more focused advice where you need it.
Where it’s relevant to the site, we also undertake natural hazard and rockfall assessment and flood protection works, and we can support your project by providing foundational recommendations for residential and commercial developments.
If you want a clearer understanding of a site’s environmental context, environmental science is often part of that conversation. It can relate to past land use, monitoring requirements or the environmental inputs needed for planning and consenting.
We carry out contaminated land investigations, environmental monitoring and technical environmental assessment, documented through reports that reference relevant standards and guidelines.
Our survey team delivers precise, reliable data to support a range of land development and commercial projects of all scale throughout the South Island.
This includes cadastral and topographical surveys, construction setout, asbuilt surveys and monitoring where required. Where access, safety or site detail matters, we can use technologies such as drone surveying, LiDAR and 3D laser scanning to capture accurate information efficiently.
Our planners collaborate with urban designers, landscape architects, transport engineers and environmental scientists to deliver well-coordinated, multidisciplinary advice. Longstanding relationships with councils and key stakeholders help us navigate complex approval processes efficiently.
From large-scale developments and private plan changes to tailored site-specific advice, we guide projects from early strategy through to delivery, preparing clear documentation and providing expert evidence at council and Environment Court hearings when required.
Dedicated to creating safe and sustainable environments, we excel in the design and management of essential facilities and infrastructure, including residential and commercial developments, as well as roading, three waters (water supply, wastewater, and stormwater) and flood protection infrastructure.
With a focus on growing and connecting communities, we solve complex challenges and deliver comprehensive, sustainable and efficient civil engineering services.
Our structural engineers support projects at different stages, whether you need early advice, detailed design or independent assessment.
Whether you’re constructing commercial buildings, architectural houses, or require retaining wall structures, we have the local expertise and knowledge to guide and support you throughout the process. Our comprehensive multi-disciplinary services bring everything together under one roof, simplifying the process.

FAQ
Engaging us at the feasibility stage allows early engineering and planning input to help identify constraints, test options and shape the right next steps before designs are progressed.
Yes. We regularly work alongside contractors during construction, providing technical advice, engineering review and on site problem solving as work progresses.
Yes. Our planning and engineering teams prepare and manage resource consents, engineering approvals and council engagement, coordinating specialist inputs and documentation across disciplines.
We’ve worked on a wide range of development projects, from small land development opportunities through to large, multi stage residential and commercial developments delivered over many years.
Our experience includes commercial and mixed use developments such as warehouses and retail, education facilities, rest homes and advanced care facilities, and tourism related developments, including projects in complex environments.
Timeframes for feasibility assessments depend on project complexity and current commitments. As a multidisciplinary organisation, we can coordinate inputs efficiently to support early decision‑making
Yes. We regularly support development staging and infrastructure planning. Our multidisciplinary teams work together to sequence stages, plan servicing strategies and align infrastructure with council requirements and long term growth.
We have experience supporting developments in natural hazard areas, including flooding, coastal inundation, erosion, liquefaction, slope instability and climate‑related risks. We bring planning, civil, geotechnical, structural, environmental and surveying expertise together to support assessment, design and consenting.
