We complete topographical surveys, which find and locate natural and man-made topographic features. Examples of topographic features includes buildings, improvements, fences, elevations, trees, streams, road scene (detailing the components within a specific street’s design), essential services and contours of the land.

A building set-out survey involves translating a building design onto the actual land, providing builders with a guide for construction. It is undertaken by our skilled surveyors who identify key points and use markers for precision throughout the building process.

A Building Location Certificate (BLC), prepared by one of one of our Licensed Cadastral Surveyors, certifies the precise placement of a structure before construction begins – before concrete is poured, our surveyors ensure the boxing aligns with the approved plans, providing your relevant council with a BLC to guarantee accurate positioning.

We can complete as-built surveys, which verify that constructed elements align with approved plans post-construction. They document accurate details like location, dimensions and elevations, ensuring compliance with standards and specifications. These surveys are vital for construction, engineering and infrastructure projects, providing records for future reference or maintenance.

An easement survey precisely outlines and documents the boundaries of an easement on a property. This plan is registered on property titles, ensuring legal recognition and protection of the easement rights, preventing disputes and maintaining accurate land records. If you require an easement survey, please contact one of our South Island offices.

Drone imagery refers to capturing aerial photos or videos using UAVs (unmanned aerial vehicle -drones). We have experienced drone operators who use drones in a variety of projects including where access is limited or where there may be health & safety issues.

How can our drones support help your development or project? Our drones can enhance your topographical survey plan and are ideal for calculating volumes and site levels on hard stand areas. Our LiDAR drone enables us to quickly get an accurate understanding of a site’s topography, even through vegetation, which is critical for effective design and construction monitoring.

We also provide orthomosaic surveys which use drone imagery to create accurate and geometrically corrected maps by stitching together overlapping images. These surveys are useful in diverse fields, such as land mapping, agriculture and construction.

A digital level is where our surveyors use a precise surveying instrument for measuring height differences and elevations. It records electronic measurements, providing you with accurate and efficient results compared to traditional levelling instruments.

Verticality surveys ensure structures align vertically, preventing leaning or tilting. This survey is crucial in the construction process to guarantee proper alignment along the vertical axis.

During the Canterbury earthquake repairs and rebuild process, our surveyors adeptly levelled floors, windowsills, bench tops and door frames to assess any movement. Verticality surveys were also used to determine the straightness of walls, helping structural engineers.

Our survey team can draft the legal plans for a Unit Title Subdivision in compliance with the standards set by Council and Land Information New Zealand (LINZ), facilitating the process of obtaining the title.

A deformation survey is conducted for various reasons, primarily to monitor any potential movement of the object of interest over time.

A rentable area survey, typically conducted by a Licensed Cadastral Surveyor, is essential for commercial properties. It enables the precise calculation of tenancy areas within office or business units, forming the basis for rental agreements. Contact us to help.

After finalising your site design, it’s crucial to confirm that your infrastructure is accurately positioned. Our survey team can precisely set out the location of your civil works on-site based on your plans, ensuring proper alignment and placement.

When precise information or a survey is required in challenging environments, opting for a 3D laser scan is a viable solution. Our 3D scans have the capacity to generate millions of survey-accurate points for the subject, providing comprehensive and reliable data capture. This is ideal for surveying in tricky environments or where there is a high-level of detail required to be surveyed.

FREQUENTLY ASKED QUESTIONS
What information do I need to carry out a survey?
What is land surveying?
I’m missing my boundary peg, what should I do?
I’m thinking about subdividing, what do I need to do?

If you need a survey, we require the street address and/or legal description of the land, details about the property owner, and a comprehensive scope of work detailing your survey objectives.

Land surveying involves precisely measuring and mapping the physical features of a piece of land, determining boundaries, dimensions and elevations. It is crucial for property transactions, construction, land development and boundary dispute resolution.

If you need help locating a boundary peg, contact our survey team for help. Boundary pegs often deteriorate or disappear over time, especially in older subdivisions, and some areas may never have had boundary pegs. To accurately locate a boundary point, our  surveyors, guided by a Licensed Cadastral Surveyor, have the skills to place or find the boundary peg.

If you’re thinking about subdividing, you can start by talking to our survey or planning team. We can perform a desktop review to assess the potential for subdividing your property based on relevant council and district plans. Navigating through complex subdivision rules can be challenging, but we’re here to help. Upon confirming the feasibility of subdivision, we’ll guide you through the next steps.
